 In San Juan, Alicante, we were commissioned to develop a garden city, located a short distance from the sea, to be used as a second residence or winter retirement home for people wishing to enjoy the exceptionally good Mediterranean climate.

On the 20 hectare lot, a development proposal was made that preserved an old but modest 18th century manor house that the developer wished to carefully restore and keep for his own use. One of the most characteristic blocks of the proposed development was built as a pilot experience for the complex as a whole. It was a one hectare lot in which we developed a program of row houses with a characteristic layout we have used on several occasions due to its efficiency: perimetral location of the houses, with the private gardens on the exterior and access to the houses from an interior gardened space that includes common sports facilities. The parking garages have only two entrances which are situated below ground adjacent to the houses. The whole project is laid out on a basic module of 7.20 x 7.20 m with submultiples of 1.80 m, 2.40 m and 3.60 m.

The houses are raised on 1 foot thick prefab concrete block bearing walls with mortar rendering on the exterior in a light ocher color. The arrangement of volumes with different alignments seeks to take best advantage of light and shade according to the season of the year. The complex is completed with terraces, porches, pergolas and gardens.
